Appraisal Review & Management

Professionals rely on personal property appraisal reports and therefore have an imperative need for credible and unbiased reviews of those appraisal reports. Appraisal reports are often challenged, both in and out of court, making formal reviews by an accredited Appraisal Review & Management appraiser important.

Melanie Modica is accredited with the Appraisal Review & Management (ARM) designation and is a leader of the personal property appraisal profession for being 1 of the 4 fine art appraisers to hold the ARM designation in ASA. Upon completing the coursework and training, including exams and review report examinations, Melanie has been a contributor and an editor to ASA's Appraisal Review & Management Principles of Valuation ARM 201 and Principles of Valuation ARM 204 courses. ASA appraisers must successfully complete these courses for accrediting with the ARM designation. In addition to contributing to the courses, Melanie has also been a co-instructor for both the 201 and 204 courses. She has presented at ASA's International Appraisers Conference to promote the components and importance of the ARM review writing methodology and program, to personal property appraisers.

Melanie provides credible, objective report reviews that are written according to current appraisal review methodology and are compliant with the Uniform Standards of Professional Appraisal Practice (USPAP). An appraisal review may be written for an appraisal to determine USPAP compliance or non-compliance, or to review the appraisal valuation results of personal property, or both. A review may also be conducted for another review, to determine if the initial review complied with USPAP or for valuation conclusions, or both.

 

 

Intended uses of reviews include, but are not limited to, loss claims, insurance settlements, dissolution of a business or a marriage, and legal disputes.

While various appraisers may offer reviews of appraisal reports without the ARM accreditation with the American Society of Appraisers, they may not follow established appraisal review methodology for the appropriate development and application. The ASA designates accredited professionals with the Appraisal Review & Management discipline, through coursework, instruction, testing, and report examinations.
